CONSUMER FINANCE LIMITED TERMS OF BUSINESS

Under the Mortgage Conduct of Business rule (MCOB), Consumer Finance Limited is classified under the term ‘introducer’.

Consumer Finance Limited specialises in introducing residential mortgage applications to firms authorised to deal with mortgage applications under the Financial Services and Markets Act 2000 (FSMA).

As an introducer, Consumer Finance Limited will provide information only on a mortgage and will not provide advice. Information relates to accurate and neutral facts about a mortgage with no comment or opinion as to its merits relative to other mortgage products or options. This includes:

  • Explaining the terms and conditions of several mortgages

  • Comparing interest rates, features and benefits

  • Explaining the relative merits of buying or renting a property

Consumer Finance Limited specialises in introducing all types of residential mortgage and particularly caters for individuals who have historically had, or currently have, adverse credit.

At Consumer Finance Limited, we appreciate everyone is different and personal circumstances and mortgage requirements will differ between applicants. It is always our objective to have produced the best mortgage available which is tailored to suit both the applicant’s mortgage requirements and their personal circumstances.

As part of our service, Consumer Finance Limited will assist in the appointment of solicitors and the instruction of property valuation.

The payment of all Solicitors fees/costs is the responsibility of the applicant. The Solicitors will liaise with the applicant directly for payment.

The payment of the valuation fee is the applicant’s responsibility. The Surveyor will invoice the client directly for payment.

Consumer Finance Limited will charge a fee for assisting with the mortgage transaction. The precise amount of the fee will depend upon the applicant’s circumstances. The fee is only payable upon successful completion of the mortgage transaction. The appropriate written mandate, specifying the exact fee to be charged, will be forwarded directly to the individual for approval and signature prior to the submission of the mortgage application.

Consumer Finance Limited may request a third party contact you to discuss insurance products in relation to your mortgage.

As a firm we regard any expression of dissatisfaction from, or on behalf of a client to be a complaint, whether it is justified or not. All complaints will be treated and recorded in the same way. On receipt of a complaint from any source, we will pass the details to Alison Wurr, Director, Consumer Finance Limited, 11 Cadzow Place, Edinburgh, EH7 5SN who will be responsible for acknowledgement and further investigation.

Complaints will be acknowledged within 5 working days and we will endeavour to provide a written response within 28 days.

The investigation of the complaint will include reviewing the details surrounding the complaint and examining the relevant file and any other relevant information.

If the complaint relates to the investigating party, we will make every attempt for another senior employee to investigate.
